A lien release (also known as a release of lien, lien cancellation, or cancellation of lien) is the document filed in the county records to release or discharge a mechanic’s and materialmen’s lien (also known as a construction lien or contractor lien) that was filed as a claim on the property title to secure payment for labor and materials provided to improve the real estate.

In Nevada, a lien release, also known as a release of lien or lien cancellation, is used to remove a mechanic's and materialmen's lien from the property records once the debt has been satisfied. Under Nevada law, specifically NRS 108.227, once the lien claimant receives full payment for the work performed or materials provided, they are required to issue a lien release to the property owner within 10 days. The property owner can then file this release with the county recorder's office where the property is located to clear the title. If the lien claimant fails to provide the release after being paid, the property owner may petition the court to release the lien and may be entitled to recover costs and attorney's fees incurred due to the lien claimant's failure to act. It's important to ensure that the lien release is properly drafted and recorded to effectively remove the lien from the property title.
