In Hawaii, a lien release, also known as a release of lien, lien cancellation, or cancellation of lien, is a legal document used to remove a previously filed mechanic's and materialmen's lien from the property records. These liens are typically filed by contractors, subcontractors, or suppliers who have not been paid for labor or materials used in improving a property. Under Hawaii Revised Statutes Section 507-43, once the debt is satisfied, the lienholder is required to file a release of lien with the bureau of conveyances or the assistant registrar of the land court within 10 days. Failure to do so may result in the lienholder being liable to the owner for any damages caused by the failure to release the lien. The release of lien must be acknowledged in the same manner as a conveyance of real estate and recorded to effectively clear the title to the property.
